We offer a complete managed letting service for the busy, ‘hands off’ or distant landlord, or who prefers not to get involved with the tenants.  We handle everything for you , so that you can get on with your life and not worry about your property or tenants. What we do for you

Our fully managed letting service covers the period prior to your property being let, during the letting period and after the letting period.

Prior to a tenancy:

  • Inspect the property and advise on the rental value, formal requirements in the letting process and safety regulations.
  • Offer ideas on how make your property as attractive as possible to potential tenants.
  • Professional inventory, floor plans and photographs.
  • Advertise the property on our website and other websites such as Rightmove.
  • Full Tenant Assessment, which includes credit check,  landlord’s reference, affordability check, identity & fraud information, voter’s roll information, public information (CCJs etc), risk score, previous landlord’s reference, employment income & reference/confirmation.
  • Prepare tenancy agreement.
  • Right to Rent checks
  • Arrange for gas and electrical safety certificates prior to the start of the tenancy and the annual renewals throughout the tenancy.
  • Collect the deposit and lodge with a Government authorised scheme.
  • Advise local Council and utility companies and have accounts changed to  name of new tenants.

During a tenancy:

Look after the landlord’s interests and the property. Some of our landlords are not resident in the UK and rely on LetsCo ‘as a safe pair of hands’.

  • Rent collection
  • Inspect the property throughout the tenancy (every 12 weeks, and additional inspections if necessary). A written report is produced after each visit.
  • Arrange for, and deal with, any necessary maintenance and repairs or refurbishments to the property. We use sensibly priced, reliable, experienced and qualified electricians, plumbers and other trades. Contact the landlord to discuss any more major repairs and maintenance issues.
  • Source and purchase any replacement items on behalf of the landlord.
  • Out of hours contact number for tenants.
  • Out of hours contact number for landlords.
  • Issue any necessary statutory notices during the tenancy.

At the end of a tenancy:

  • If tenants are renewing, arrange renewal of tenancy.
  • Arrange Check Out by professional inventory clerks at the end of each tenancy.
  • Deal with the redemption of the deposit at the end of a tenancy.
  • Arrange for any repairs etc to get the property ready for the next tenancy.

Other services:

  • We can offer Rent Guarantee insurance at a very competitive rate.
  • Where requested and authorised by the landlord, negotiating relevant property related insurance claims on the landlord’s behalf, with the insurance company.
  • Oversee refurbishments and source and purchase materials etc on behalf of the landlord, deal with all Trades. We use sensibly priced,  qualified electricians and plumbers, carpenters, general maintenance men, plasterers, painters and decorators, tilers, gardeners and other trades and suppliers.
